Most calculators show principal and interest only. On the Monterey Peninsula that leaves out two of the largest line items: property tax and homeowners insurance.
Including them gives a figure much closer to what actually leaves your account each month — which is the number worth planning around.
Under Proposition 13 a property's assessed value is generally reset to the purchase price when it changes hands, and annual increases in assessed value are limited after that.
For a buyer this means your tax bill is based on what you pay, not on what the previous owner was paying — which often surprises people comparing listings. Buyers are also commonly caught out by a supplemental tax bill arriving after closing. Confirm the specific figures for any property with the county and your tax advisor.
Wildfire risk affects both the availability and the cost of homeowners insurance across this part of the coast, and the market has been volatile. Two homes a few miles apart can quote very differently.
